In brief

Oval Real Estate’s extensive 8-phase regeneration, which aims to complete in 2035, offers a positive once-in-a-lifetime opportunity to steer the future development of Digbeth in a cohesively considered and strategic way.

Hybrid plans, which include full planning for Phase 1 (now approved) & outline for phases 2-8, could see up to 1,850 new homes delivered alongside a 350-bed hotel, 850-bed student accommodation, with new shops, bars, restaurants, offices, business space, a nightclub & a 500-space MSCP.

Grand plans will also see the city’s 1846-built Duddleston viaduct reanimated into a New York-esque ‘High Line’, and the River Rea uncovered for the public to enjoy for the first time in decades.

New pedestrian bridges will be built over the Grand Union Canal & River Rea, with two new bridges to form a linear sky park atop Duddleston Viaduct.

Enormous improvements will, too, be made to the public realm in the area, with 31,256 sqm of new spaces around the River Rea & between Floodgate Street and Heath Mill Lane.

Many buildings, lying either vacant or underutilised, will be brought back into viable use, allowing Digbeth to provide a whole range of improved commercial spaces for a range of businesses, from small scale start-ups to larger companies.

Ultimately, it’s an ambitious long-term strategy that will see up to 67 plots redeveloped & 59 buildings demolished, with builds ranging from 1 to 15 storeys tall.

Phase 1 of wider redevelopment works has now been approved & will contain the following:

  • The Wild Works (Studio Egret West) will be composed of 4 modern commercial office blocks in builds ranging from 1 to 8/9 storeys, with communal incubator workspace and a ground-floor restaurant.

 

  • Custard Factory Living (Glenn Howells Architects) will see demolition works and a replacement 7 storey residential development providing 40 one-, two- & three-bedroom apartments (10% affordable), with ground-floor retail/food & drink uses. A pedestrian bridge will be erected to provide a link from Floodgate Street, past the Custard Factory to Gibb Street.

 

  • Custard Factory Extension will see a three-storey extension to deliver open-plan office space. Designed around the concept of a ‘light box’, similar to Tate Modern art Gallery, the extension will bring an exciting new addition to the conservation area with a building of architectural interest & wider cultural appeal. It’ll provide two storeys of flexible-use office spaces & a further top floor for function spaces alongside an outdoor roof garden area. An extension will also be made at ground floor level to provide additional retail and office floorspace.
