KEY HILL URBAN VILLAGE
Key Hill Urban Village (KHUV) is spread out over two plots and four phases.
61% of KHUV includes the restoration & reuse of buildings; together with new builds, delivering 62 homes in a range of studios, 1-3 bed apartments, townhouses, and duplexes.
18% – 10,044K SF – is devoted to commercial, with c.5,022K SF available as affordable workspace.
Phase 1 will start with repairs to 17-21 Hockey Hill – home to 1913-built, Gem Buildings (17-19), a Grade II building; and to 1824-built, Harry Smith building (20-21).
The site will then be transformed into 16 lofts & duplexes to Gem Buildings; with Harry Smith retaining its commercial, with 6 homes above.
Phase 2 at 1-2 Key Hill Drive is sub-phased and will deliver refurbished elements. It will start with commercial, followed by 13 residential units.
Phase 3 at 3-4 Key Hill Drive will see repair works to a pair of Victorian properties, before being converted into two houses and two studios.
Phase 4 at 1-2 Key Hill Drive will undergo rear demolition, followed by the new build ‘Key Hill Apartments’ building containing 23 homes and ground-level commercial, courtyard space, and a communal terrace.
