40 GOUGH STREET

A major two block commercial office scheme is to be introduced to 40 Gough Street.

The project will kick off with the demolition of 40-44 Upper Gough Street, before the construction of two Class E Category new builds totalling 20,720 sqm (GIA), with a basement and new public realm enhancements.

Block A, ‘lozenge shaped’ and constructed in Buff Brindle Brick and concrete columns, will rise to 9-storeys along Upper Gough Street.

Five commercial units & a reception will be introduced at ground level, while the upper floors will feature a set back roof terrace. There will also be a basement car park for 20, cycles, showers and changing facilities, a plant room, and a café unit.

Block B, fronting Marshall Street, will rise to 10 storeys at its highest peak and will be built out in glazed redbrick with angled protruding windows.

At basement level will be a loading bay, plant rooms, and one commercial unit.

Dissecting both of these buildings will be new public realm connections with Chapmans Yard and the historic Peace Gardens.

      This two block office destination will now see the delivery of a ‘BREEAM Outstanding’ project offering 218,000 sq ft of flexible workspace, public realm improvements, six commercial units, and a state-of-the-art rooftop garden.

      Brought forward by City Realty Ltd, and driven by Holland Lloyd, Lambert Smith Hampton and Corstorphine + Wright, the plans aim to revive the area by delivering a truly mixed-use district.

      BUILDINGS 1 & 2

      The main building [1] to Upper Gough Street, a 9-storey influenced by the former façade of St. Thomas Church, will wrap along the street and will feature open plan offices, reception & up to five commercial units around its boundary; while a shared basement will offer vehicular access for 20 from Marshall Street, cycle parking, showers, changing facilities, and a café unit.

      The building also includes a set back upper floor, allowing for a state-of-the-art roof garden boasting panoramic views across Birmingham. 

      The second building [2], a red brick affair influenced by the existing 93-99 Holloway Head - coming forward in Phase 2 - tops out at 10 floors onto Marshall Street and 9-storeys to its western end.

      Its basement level includes a loading bay, plant rooms and one commercial unit, with open plan offices also on the upper levels.

      NEW LANDSCAPED PUBLIC REALM

      To create greater permeability between both buildings, the project introduces an exciting east-west pedestrian route that’ll connect the existing Chapmans Passage with Marshall Street & to St. Thomas’ Church & The Peace Garden - one of Birmingham’s most historic of buildings.

      This new space would then offer the real potential for cafes and restaurants to open up shop here.

The significant development has been brought forward by Lambert Smith Hampton & Holland Lloyd, on belhalf of City Realty.

Designed by Corstorphine + Wright, the site offers a golden opportunity to introduce a landmark office building to the area, whilst integrating Peace Gardens with a new passageway, connecting with the existing Chapmans Passageway.

This new landscaped route, designed by Fira, will dissect both builds and will provide a fluid link from Chapmans Passage, directly to the Peace Gardens, offering landscaping areas and seating for pedestrians and occupants en-route.

The larger of the two blocks will contain rooftop gardens at the upper level providing occupants with scenic views across the city.

Influenced in its materiality by the historic Grade II listed, Church of St. Thomas, it'll be constructed in buff brindle brick, with concrete faced columns and perforated panels.

The smaller block will feature glazed red brick, angled protruding windows and louvred panels - it has been designed to take into consideration the existing 93-99 Holloway Head, which will likely be converted as part of wider redevelopment plans.
