Beorma Quarter CPO Around The Corner

The Beorma Quarter development has been rumbling on since 2009. However, a compulsory purchase order (CPO) from Birmingham City Council could see the long-awaited development finished to completion.

In that time, Kuwaiti-linked Salhia Investments delivered a successful Phase one that saw an Adagio apart-hotel built, before renovating Digbeth Cold Storage into offices – now let to The Prince’s Trust.

However, their crowning centrepiece was for a 27-storey residential & office tower – now amended to 30-storeys (113m) – but this has struggled to be implemented over the years.

But this could all change now, thanks to Birmingham City Council.

After months of delays, there are plans for a compulsory purchase order (CPO) to facilitate the remaining interests in the much-anticipated development.

"Proposed Compulsory Purchase Order – Digbeth & Allison Street Birmingham for the Beorma Quarter Development… To seek approval to facilitate the purchase of outstanding interests in Digbeth High Street and Allison Street Birmingham to enable the comprehensive redevelopment of the Beorma Quarter,” the plan says.

A target decision date of December 14 is indicated for the CPO.

PHASES 2 & 3

There have been revisions over the past year. But, as the cynics would point out, revisions have been submitted every two, or so, years, in a bid to keep consent alive.

But with Birmingham City Council set to CPO the site, the tide may be changing.

LATEST APPROVED REVISIONS

Phase 2 would see a 30-storey tower comprising approximately 170K SF of office floor space over the first eleven floors, with the upper floors are dedicated to well over 100 apartments (35-153sqm).

A 28th floor residents’ gym and 29th floor penthouses with terraces are all earmarked, along with a double-height ground floor reception, a cinema, and retail/restaurant space.

Phase 3 would offer live/work units, residential, and yet more offices, in builds of up to 14 storeys.
