GUNSMITH HOUSE

Gunsmith House is an 85-home transformation that includes a restored Gunsmith House and a new artwork structure.

Once home to the finest gunmakers in the world, the historical site is being reborn with the formation of a community reflective of the site’s past.

Gunsmith House (1901) has been retained and transformed into three luxury apartments, in a design that echoes the distinctive industrial character and unique heritage of the area.

Surrounding it, interlinked new builds will deliver 82 one- and two-bed homes, with many benefiting from private balconies, each set around a landscaped ‘oasis’ courtyard.

With spaces for seven vehicles & 85 cycles, a unique 3m artwork structure will overlook the emerging area to cap the development off.

The Elevate Property Group development, designed by K4, and being built by Bespoke, is delightfully taking shape, as our images demonstrate.

The formation of a dynamic new community on a once quiet, tired street will see 85 one to three-bedroom homes created through interconnected new builds and the conversion of the site’s historical gem, Gunsmith House, into chic new homes.

Many residents will benefit from having access to their own private balconies, while a landscaped courtyard ‘oasis’ garden will be available for all. The development will also offer gated car parking for seven vehicles, EV charging bays, and spaces for 85 bicycles.

Capping off the development will be a unique new 3m artwork sculpture overlooking the rapidly changing area, similar to that of Assay Lofts, another exemplary development from Elevate.

The dilapidated site will largely be demolished, with the exception of locally-listed Gunsmith House – which will be retained & converted into 3 apartments – and replaced with three 4-5 storey new builds set around a landscaped courtyard ‘oasis’.

Designed to give the look of three differing buildings, the site, which will feature two dual aspect rear wings and a range of energy-saving measures, will deliver 34 one, 44 two & 4 three-bedroom apartments, in sizes ranging from 39 to a very healthy 115 sq.m.

A communal lounge is set to be created, with many units having the added benefit of a balcony or terrace space.

The gem of the site, however, is unquestionably the heritage asset, Gunsmith House (below). The building is to be refurbished and a new roof installed to deliver 3 units across all floors.

C. 85 cycle spaces (100%) are to be allocated, as well as a small car park for seven to the rear of Gunsmith House. 5 affordable apartments at 50% of market value have also been agreed upon and will be provided.

** The site was recently occupied by 4 gunmakers involved in the making of various components of sporting guns. The former owner (Laybrook) has since moved them into adjoining listed buildings on Loveday Street, also in their ownership, thus safeguarding their future for years to come.
