OASIS SOUTHSIDE

Oasis Southside will reanimate the land with 456 professionally managed rental homes, commercial & a new £1.1M public thoroughfare.

Situated within the vibrant Chinese & LBGTO+ cultural areas, Oasis will tap into its surroundings by delivering two vibrant and flexible ground-floor commercial spaces (5,207K SF) to Kent Street.

With interconnected buildings rising to 12 storeys, Oasis will consist of 178 one & 268 two-bed apartments and 10 duplexes. Amenities include a spacious courtyard, various lounges, a gymnasium, and landscaped terraces.

A generous new public thoroughfare called ‘The Avenue’ will set about enhancing the area further – this £1.1M tree-lined boulevard will link Lower Essex Street and Gooch Street North, offering fluid connectivity.

After being deferred for further discussions back in December 2021, plans for a £120 million residential scheme in Southside have now been approved.

The site is now free to deliver interconnected blocks rising up to 12-storeys, with elegant ground floor arches, and the provision of 456 apartments & 5,500K SF of ground floor commercial.

The apartments – 46 of which would be sealed with mechanical ventilation – offer a healthy mixture of one- and two-bedrooms - 178 one-bed, 268 two and 10 two-bed duplexes, in 2-4 person accommodation - with amenities including rooftop terrace(s), lounges, gym, courtyard space, and a new public realm called 'The Avenue'.

Costing £1.1M, 'The Avenue' is a tree-lined boulevard that will connect Lower Essex Street and Gooch Street North, ultimately offering fluid connectivity across the area whilst allowing the southern part of the site to be brought forward for redevelopment.

DEFERRED

The application was deferred back in early December to allow for further discussions regarding an Agent of Change with the live-music venue, The Fox public house, which sits adjacent on Lower Essex Street.

Members of the planning committee voiced their concerns that allowing residents to open their windows would not be “adequate in terms of safeguarding The Fox”.

BPG amended plans to incorporate 46 sealed windows (+£200,000) on a number of the units facing onto the pub. Thirty-five would be fully sealed with 14 partially sealed where the units are positioned at the corners with windows facing away from the Fox.

The development, which also includes conditions from approval, will be noise tested prior to occupation.

Plans were unanimously approved by 10 votes to 0.

Southside is starting to realise its vast potential. 

Several major proposals have hit the area in recent months, with rundown sites set to be sparked into life in the coming years with the delivery of high-quality buildings and much-needed new homes.

This latest proposal for the area, lying as it does within one of the city's most vivacious and diverse cultural scenes, is Oasis, a 2.5 brownfield acre site that will deliver a mixed use scheme containing 456 homes.

Spread over eight new buildings of 6-13 storeys, all builds will be set around a central courtyard space, with the site set to comprise 178 one-bed, 278 two-bed and 10 two-bed duplexes (2-4 persons).

With over 5500 sq ft of commercial space earmarked on Kent Street, Oasis will also feature a private 7000 sq ft rooftop terrace, a large resident lounge & gym, and ‘The Avenue’ - a new landscaped tree-lined boulevard linking Lower Essex Street and Gooch Street North.

'The Avenue' will ultimately offer better connectively across the area and, rather significantly, allows the southern part of the site to be brought forward for redevelopment.

Offering a strong street presence, materials and colour choices are sensitive to its context, as well as being robust and long-lasting. It will be constructed in medium red stock brick & reconstituted stone, with the design further complimented by an elegant ground floor arch across the site.

26 basement car parking spaces are to be provided, alongside 1:1 cycling provision.
